No Rezone Walnut Hill

The “No Rezone Walnut Hill” initiative is a community-led effort to protect the character of our North Dallas neighborhood from extreme, high-density development. We are fighting a developer’s proposal to rezone the property at 3807 Walnut Hill Lane into 41 densely packed patio homes—including thirty 3-story structures—on lots a fraction of the neighborhood standard.

Protect Walnut Hill: Say NO to Extreme Density

Our community is facing a critical threat to the character and infrastructure of our neighborhood. A developer is seeking approval (Case #Z-25-000224) to rezone the property at Walnut Hill & Betty Jane Lane. The plan would change the land use from traditional R-16 residential zoning (16,000 sq. ft. lots) into a hyper-dense development that mirrors the most extreme townhouse zoning (TH-3).

The Proposal vs. Our Neighborhood The plan would cram 41 “patio homes” into an area meant for standard single-family residences. To put this in perspective: where only one home is permitted right now, they would place eight.

Despite our community leaders offering a reasonable compromise—capping the homes at the neighborhood standard of 2 stories or 30 feet—the developer refused. Under the current proposal:

  • 30 of the 41 homes would be 3-stories tall (36 feet).
  • Lots would be as small as 1,980 square feet—roughly one-eighth the size of a typical Walnut Hill lot.
  • Parking would be severely restricted. Because the internal street is too narrow, no street parking would be allowed. The homes would be positioned just feet from the curb with driveways too short to park a car, leaving only 19 shared visitor spaces for all 41 homes.

A Dangerous Precedent for North Dallas This fight is about more than a single lot. If the City Council approves this on August 25th, it sets a dangerous precedent. Developers could use this case as a template to buy up church properties, large parcels, or combined lots along Midway, Marsh, Royal, and Walnut Hill to build the exact same 3-story, high-density projects.

Furthermore, this proposal ignores the Forward Dallas Plan, which states that neighborhood changes must be “gentle, equitable, incremental, and sensitive to the existing context.” This development is none of those things.

The City Plan Commission has already passed the application, meaning the final battle rests with the City Council on August 25th. We need your voice to stop this.
